1. What is included in the Price of the Kit? All
our Kits contain all the components to enable the kit to be built to
a "Lock Up" or "Fully Enclosed" Stage, including Fully Engineered
Working Drawings.
2. What does "Lock Up" or "Fully
Enclosed Stage" mean? At "Lock up" the house would
look finished externally i.e. windows and doors fitted, but
internally there is only the structural flooring, frame roof and
walls. No linings, internal doors or fit out are included.
3. Do you supply your kits anywhere? Our Kits can
be delivered all over Australia as well as Overseas.
4. Can we modify your designs? Yes. There is normally an additional
charge for modifying designs and we offer an in house design
service.
5. What are the Kits made of?
- Hot dip galvanized Steel house & verandah posts
- Full steel frame construction using B.H.P products,
- Flooring internally is Structural Grade Particle Board
- Hardwood Decking
- James Hardie Board External Wall Claddings
6. What are the External Finishes and Claddings?
- Roofing is Zincalume or Colorbond custom orb, with zincalume or
colorbond gutters
- Hot dipped galvanized external steel posts
- Range of external wall sheeting to choose from , the most popular
being a low maintenance colorbond wall sheeting (Maxi rib) with
powder coated steel over battens
7. What size are your kits? We have standard plans
ranging from cabins to 4/5 bedroom homes. Our standard plans are to
scale, so by running a scaled ruler over the design you can work out
room sizes. However we rarely build a standard design and many
clients use them as a starting point to modify to suit their needs,
their budget and their site. . Click here for products.
8. Are the drawings you provide complete and suitable for
certification/Council approval? We will supply fully
engineered designed working drawings, ready to be submitted to your
local Council or Building Certifier.
9. Are your Kits "energy efficient"? All our kits
are designed to work with the environment and all Working Drawings
come with an Energy Efficiency Plan to demonstrate compliance with
regulations.
10. What sort of insulation is provided?
- All roofs are insulated with a 50mm foil backed anticon blanket
- External walls are clad with an exterior grade ply, and double
sided foil sisalation
11. Approximately how long will it take to complete the
drawings and engineering?
Approximately 2-3 weeks, from the initial sketch plans to fully
engineered working drawings
12. How long does it take for the delivery of the kit to
site? Approximately 6-10 weeks from payment of the Order
Stage Deposit. The kit is delivered in Stages as outlined in the
Supply Agreement (*see process below)
13. Do you have a Builders that you can recommend?
We work in conjunction with several builders throughout Australia
and where possible we would contact them on your behalf.
14. What is the Process?:
- Preliminary Design Discussions and "Ball Park" pricing
- Planning & Design Stage (Sketch Plan deposit and site information
required)
- Supply Proposal - Details of what is included in the Kit including
price and payment stages based on the sketch plan provided
- Working Drawing Stage
(Balance of Deposit, Survey & Contour plans and a Soil Test Report
required)
- Supply Agreement/Contract (Working Drawings and Engineering
Documentation provided )
- Order Stage/Kit Deposit (Order Stage Deposit required, Colour
choices made)
- Kit Dispatch 1 (2nd Kit Payment required)
- Kit Dispatch 2 (Final Payment required)
15. Are the sliding doors and various windows provided with
hardware/locks etc.?
The sliding glass doors only will have key locks. Windows have
catches. However, there is an option to have locks on the windows.
16. Do we have a choice of Colours? There is a wide
range of window colours to choose from as well as a choice from the
"Colorbond" colour range for the external cover materials and trim.
17. How are the Kits delivered? By 20 or 40'
containers.
18. Do I need a planning permit? Like any flat
packed kit from cupboards to tables even sporting goods, you don’t
need a permit to buy our flat pack houses. Some of our models may
require a permit depending on your local council. If you don’t know
how to approach them, call a local builder.
19. Do I need an engineer and what will the engineer do?
If you are permanently erecting your module it will be subject to
normal engineering considerations. A builder can help here. If your
installation is temporary, like a shed, not on a slab, then you will
find many benefits from consulting the guidelines in the Building
Code of Australia.
Services
All services like plumbing and electrical will require installation
by a qualified tradesperson. An electrician for wiring & a plumber
should you have water facilities in your module. If you are an owner
builder please check the tradespersons license before commencement
of work.
If you are using a builder, ask them to include these services in
his installation price.
Insurance
AAA insure the goods to your door. Upon receiving the goods, you
responsible for insurance, as AAA Skilled Solutions takes no
responsibility for the modules once the transport company delivers
the Module/s.

What is included in the price?
Each AAA Skilled Solutions module is a self contained structure
ready to be turned into a home.
All items as shown on plans.
Sturdy steel frame with insulation and quality linings with robust
exteriors
Double-glazed windows particular to the selected module type.
20. What isn't included in the price?
Connections to services and utilities.
Site works and footings.
Whitegoods.
Window coverings or shades.
Flyscreens to windows.
Additional or alternative finishes.
Hand rails for roof top access.
21. Can I add to my dwelling once it is on the site?
Absolutely. AAA Skilled Solutions is very adaptable, inviting
scenarios which suit changes within society, for example; modules
are added over time as the family grows. We also imagine that when
the kids move out the redundant modules could be removed, re-located
or re-sold giving the parents back some outdoor space and some spare
cash.
22. Can you add AAA Skilled Solutions modules to an existing
dwelling?
Renovations and extensions typically take far too long. AAA Skilled
Solutions Modules are well suited to orientation within a typical
back yard and with a small amount of fuss can be added to the rear
of your house. The possibilities are endless our extensive website
